What Issaquah Does to Siding
Storms lift against the Issaquah Alps and dump. Annual rainfall here runs well above the central Eastside’s, and much of it arrives wind-driven against slope-facing walls — which is why the weather-barrier and flashing details behind the siding do more work in Issaquah than the siding itself.
On sloped lots, the water keeps moving after it lands. Surface and subsurface runoff concentrates at the base of walls, and rot at the lowest siding courses is Issaquah’s signature failure. The city’s two housing generations bring different versions of the same weather. Older Issaquah needs judgment about what’s under decades of layers — including some homes from the ’80s and ’90s hardboard years. The Highlands and Talus need warranty-preserving spec work inside community design standards, on construction that’s now old enough for real siding trouble and young enough that it surprises the owners.
How We Work
Every project runs the same way, with one Issaquah addition: on sloped lots we verify grade clearances at every course line and detail the downhill walls first. Do I need a permit to replace siding in Issaquah?
Generally, no. Issaquah exempts non-structural siding replacement from building permits — the exceptions are stucco, veneer, and exterior insulation systems. My lot is on a slope — does that change the project?
Yes, in three ways: staging and access take planning, the downhill walls get the most water and the most attention, and clearances at the lowest siding courses have to be exactly right. None of it is exotic. All of it has to be deliberate.
The Highlands has design review — can you work within it?
Yes. Approved palettes and materials map well onto Hardie profiles and ColorPlus finishes, and we can help you navigate the review process.
Why is the bottom of my siding rotting when the rest looks fine?
Because water concentrates there — splash-back, hillside runoff, and insufficient ground clearance. It's Issaquah's most common siding failure, and it's fixable properly.
How long does a re-side take?
Around two weeks of installation for a typical home, plus about a week if painting is included. Scheduling generally runs four to eight weeks from signing. The house stays watertight throughout.
