Safety is the part of this work we take most seriously, and on a building where people live it is not only our crews we are thinking about. It is the resident walking under the scaffolding to reach their own front door.
Every crew lead is first aid and CPR certified. Every crew meets weekly on safety. A superintendent checks each site daily against a written list. And twice a year we invite L&I onto our jobsites to look for anything we have missed — most contractors would rather they did not come.
That matters more here than it would in a dry climate. Around Puget Sound our crews work at height on wet scaffolding through a long gray season, and the weather is a hazard as much as it is a scheduling problem.

What Drives Envelope Replacement Cost
Envelope scope is decided by what the tear-off reveals, so an honest number comes after inspection rather than off a price list. The factors that move it most:
- How far the water got. Surface staining is cheap. Rot in sheathing, framing or a deck ledger is not, and it is the single biggest variable between a straightforward re-clad and a structural repair.
- Building height and access. Scaffold, lift or swing stage changes both cost and schedule on anything above two stories, and it is better priced up front than discovered in week three.
- Transitions and openings. Every window, door, deck connection, parapet and roof-to-wall junction is flashing work. A simple elevation with few openings costs far less per square foot than a complex one with dormers, decks and changes of plane.
- Permits and inspections. Unlike straightforward siding replacement, envelope work generally requires a permit, and the barrier is usually an inspected component before cladding goes back on. We pull the permits and coordinate the inspections.
- Occupancy. Phasing around residents or tenants is normal and manageable, but it lengthens the schedule compared with an empty building.

Building Envelope Replacement Questions
What does "building envelope" actually include?
Everything separating conditioned space from the weather — cladding, the weather-resistive barrier behind it, flashing at every opening and transition, windows and doors, decks and their connections, and the roof edge where it meets the wall. Replacing siding alone is not envelope work.
How do we know if we need full envelope replacement or just siding?
Usually the tear-off answers it, but the signals beforehand are moisture staining inside, repeated leaks at the same openings, and rot at deck or window connections rather than in the field of the wall. If problems cluster at transitions, the barrier and flashing are the issue, not the cladding.
Do you work from a consultant or architect specification?
Yes. On larger envelope projects there is usually a building envelope consultant, and we build to their detail set and coordinate with their inspections. Where there is no spec, we install to the manufacturer's specification, which is what keeps the product warranty valid.
How disruptive is it for occupants?
Managed carefully, less than most people expect. We work one elevation at a time so the building stays weather-tight, publish a schedule so occupants know which days affect them, and keep access open throughout.

Yes. Envelope work generally is permitted, unlike straightforward siding replacement, and the barrier is typically an inspected component before cladding goes back on. We pull the permits and coordinate inspections as part of the job.
What warranty applies?
