Why Metal in the Northwest
- Lifespan. Properly installed metal roofs run 50 years and beyond — often the last roof a house needs.
- Moss and debris. The smooth surface sheds fir needles and gives moss little purchase, cutting the maintenance cycle that composite roofs demand under Northwest trees.
- Weather. Snow slides, wind ratings are excellent, and the material is non-combustible.
- Looks. Modern standing-seam suits contemporary homes, while metal shingle and tile profiles work on traditional ones.
The honest trade-offs: higher upfront cost than composite, and installation quality matters even more — metal punishes sloppy flashing and fastening in ways composite forgives.
How We Install It
Tear-off and full deck inspection, high-temperature underlayment, and panels or shingles installed to the manufacturer’s system specification — clip spacing, fastener schedule, and expansion allowance all matter on metal. Flashing at every penetration and wall transition, detailed to the system rather than improvised. When siding is in scope, we sequence both so the roof-to-wall joints are built once, correctly, by one company.
What Affects the Cost
System choice (standing-seam versus metal shingle), roof size and pitch, complexity of penetrations and transitions, and deck condition at tear-off. Is metal noisy in the rain?
Over a modern deck and underlayment, no — the drum effect belongs to old barns with metal over open framing, not houses.
Does it dent?
Quality systems handle Northwest weather fine. Hail severe enough to mark a metal roof would destroy a composite one.
Metal or composite?
Time horizon, mostly. Staying decades or wanting the maintenance gone: metal earns its premium. Otherwise composite is the sensible answer, and we install both — so our recommendation isn't a sales channel. Read more about composite roofing here.
What warranty comes with it?
The manufacturer's system warranty plus Side-Pro's 5-Year Workmanship Warranty on the installation.
Can metal go over my existing roof?
Sometimes, but we usually recommend against it. Layering hides the deck, and the deck is exactly what needs inspecting — you cannot find rot through a layer of shingles. Where an overlay is genuinely appropriate we will say so.
What about snow and ice sliding off?
On steeper metal roofs it does shed, which is a benefit on the roof and a nuisance over a doorway or walkway. Snow retention bars solve it, and we plan them into the layout rather than adding them after someone gets a shoulder full of snow.
