Safety on Every Building

Safety is the part of this work we take most seriously. Every crew lead is first aid and CPR certified, every crew meets weekly on safety, and a superintendent checks each site daily against a written list. Twice a year we also invite L&I onto our job sites to look for anything we have missed.

That matters more here than in a dry climate. Around Puget Sound our crews work at height on wet scaffolding through a long gray season, and weather is a safety hazard as much as a scheduling problem.

Factors to Consider in Your Commercial Siding Selection

MaterialFiber cement and metal carry most commercial and multi-family work in this climate. James Hardie fiber cement gives you fire performance and long service life at a sensible cost; metal panel suits modern elevations and takes abuse at ground level better than anything else. Vinyl still appears on older apartment stock, but we rarely specify it new — it moves with temperature and it does not age well across a large elevation.

What sits behind the claddingOn a commercial re-side the weather-resistive barrier and the flashing at every opening and transition matter more than the panel you can see. Most of the failures we get called to inspect are barrier and flashing failures wearing a siding problem’s clothing — which is why we quote envelope work honestly rather than selling you cladding over a wet wall.

Scale and accessBuilding height, elevation complexity and how much of the site stays in use drive staging as much as material does. Scaffold, lift or swing stage changes both cost and schedule, so we price access up front rather than discovering it halfway through.

TimingThe Northwest gives a wide working window, but wall assemblies should not be opened up with nowhere dry for them to go. We sequence one elevation at a time so the building stays weather-tight throughout, and we will tell you if a start date is a bad idea rather than take the deposit and hope.

How much does a commercial siding replacement cost, and what affects the price?

Commercial siding replacement cost depends on the size of the building's exterior, the material you choose (metal panels, fiber cement, EIFS, composite, etc.), the condition of the substrate underneath, and how much prep or removal the old siding requires.

How long will the project take, and will it disrupt my business operations?

The timeline depends on building size, weather, and material lead times, but we phase the work to keep entrances, loading areas, and tenant spaces accessible. If the project will result in any access restrictions during business hours, we will provide you with ample notice and will minimize wherever possible.

Can you work around our operating hours?

Yes. Standard hours are 8 to 5, Monday through Friday, but on retail and hospitality properties we schedule noisy phases around your peak periods, and can work earlier or later where the site and local noise rules allow.

Do you handle multi-building properties?

Regularly. Larger properties are usually phased building by building so disruption stays contained and you can see finished work before the next phase begins.

Which materials suit commercial work best?

Fiber cement and metal panel systems carry most commercial projects — durability, fire performance and low maintenance. We install James Hardie, metal siding, and large-format panel systems, and we will tell you which fits the building rather than which we would rather install.

Are you licensed, bonded and insured for commercial projects?

Yes. You can verify our standing directly with Washington L&I: WA contractor lic. SIDEPI*008N1. We carry a bond and general liability, and provide certificates on request. Our crews are employees, not subcontractors.
