The Envelope, Under One Subcontract

On a multi-family or mixed use build the exterior is not one trade, it is four that have to agree with each other. We carry the whole envelope under a single subcontract so the roof-to-wall transition is built once, by people who were in the same conversation.

  • Siding packages. Fiber cement lap and panel, rainscreen and ceramic-coated panel systems, metal and aluminum plank, and prefinished wood — specified to the elevation rather than to one supplier. Whatever the architect has drawn, it is installed to the manufacturer’s specification so the warranty survives inspection. See the full commercial siding product range.
  • Roofing. Composite, metal and membrane systems, sequenced with the siding rather than after it.
  • Windows. Installed and flashed into the weather resistive barrier as part of the wall assembly, not fitted into a hole later.
  • Paint. Our own crew rather than another contractor on another schedule.

One subcontract also means one warranty conversation at closeout, instead of several companies pointing at each other over a leak.

New construction puts our crews on an active site alongside other trades, where the risk is rarely one crew on its own. We work to the general contractor’s site plan and hold our own fall protection and housekeeping to the same standard whatever the schedule is doing.

How We Work With General Contractors

Submittals and samples up front. Product data, finish samples and mockups in front of the architect and the owner before anything is ordered, so a color approval does not become a four week delay in month seven.

Sequenced with the build, not bolted on. We plan the envelope around your schedule: WRB and flashing before windows, windows before cladding, roof-to-wall built once. Where the sequence has to change we tell you before it costs a day.

Permits and inspections. Multi-family work is permitted and inspected. We coordinate our scope with the inspection schedule so a cladding crew is never waiting on a sign-off nobody booked.

Safe on an active site. Staging, fall protection and daily housekeeping planned for a live construction site with other trades working around us.

Closeout that is actually closed. Warranty documentation, finish schedules and as-installed product data handed over as a package rather than chased for a month.

Safety is the part of this work we take most seriously, and on an occupied building it is not only our crews we are thinking about — it is the resident walking under the scaffolding to reach their own front door. Every crew lead is first aid and CPR certified. Every crew meets weekly on safety. A superintendent checks each site daily against a written list. And twice a year we invite L&I onto our jobsites to look for anything we have missed — most contractors would rather they did not come. What Drives the Cost of an Envelope Package

Two buildings of the same square footage rarely price the same. What moves the number:

Cladding specified.Fiber cement, panel systems and metal carry different material and labor rates.
Building height and access.Three stories and up changes the equipment. Scaffolding, lifts and swing stages carry real cost.
Elevation complexity.Reveals, returns, changes of plane and mixed materials all add labor that square footage alone will not show.
Window count and detailing.Every opening is a flashing detail, and openings are where envelopes fail.
Schedule and phasing.A compressed program or a build released in phases changes crew loading.
Permits and inspections.Coordinated as part of our scope rather than left to the schedule.

Commercial Re-Siding Questions

Do you bid the whole envelope or individual trades?

Either, but the envelope as one package is where we add most value. Roof-to-wall transitions and window flashing are where buildings leak, and those details get built correctly when one subcontractor owns both sides of them.

Can you work to our schedule across multiple buildings?

Yes. Multi-building projects are planned in phases with crew loading set against your program, and you get a building by building schedule up front rather than a single completion date.

Who handles submittals and mockups?

We do. Product data, finish samples and mockups go to the architect and owner before anything is ordered, so approvals happen early rather than becoming a delay mid-build.

Do you install to manufacturer specification?

Yes, and it matters. James Hardie in particular has installation requirements that the warranty depends on. We install to specification and document it, so the warranty is intact when the building is handed over.

Do you work through the winter?

Yes, we build all year round. The difference is process rather than season. Precautions are set daily and adjusted hourly to the weather. Painting is the exception, which we schedule between March and October for quality and warranty reasons.

What do we get at closeout?

Warranty documentation, finish schedules and as-installed product data as one package, handed over rather than chased.
