TPO & PVC Roofing Installation
TPO or PVC?
Both are single-ply membranes with hot-air-welded seams; the differences are chemistry and use case. TPO is the cost-effective default for most commercial flat roofs. PVC costs more and earns it where chemical exposure is a factor — restaurant exhaust and grease being the classic case. We’ll spec the right membrane for the building rather than defaulting to one.
How We Install It
Tear-off (or a properly evaluated overlay where code and the deck allow), deck inspection and repair, insulation to spec — flat-roof insulation is where energy performance lives — then the membrane, mechanically fastened or fully adhered per the system, with hot-air-welded seams and detailed flashing at every curb, drain, and penetration. Drainage gets engineered: single-ply is only as good as the seams and the slope-to-drain.

What Drives the Cost of a Single-Ply Roof
Single-ply is priced by the roof, not by the square foot alone. Six things move the number more than the membrane brand does.
TPO and PVC are rated down to a ¼:12 slope, which is why they take the low-slope roofs asphalt shingles are not permitted on below 2:12. How long do these systems last?
Longer than twenty years in service, and manufacturer warranties usually run 30 to 50 years depending on the thickness of the membrane and the manufacturer — with the welded seams being the quality point that decides whether a system reaches it.
Is the white surface worth anything in Seattle?
Some cooling-season savings, yes, though less than in hot climates. The bigger wins here are seam integrity and drainage.
Can you overlay my existing flat roof?
Sometimes — it depends on the deck, moisture in the existing assembly, and code. We evaluate honestly; overlaying a wet roof just buries a problem.

TPO or PVC — which one?
PVC handles grease, chemicals and restaurant exhaust better and stays flexible longer; TPO costs less and performs well on a clean commercial roof. If your roof has kitchen exhaust anywhere near it, that decides it.
Can you add insulation during the re-roof?
Yes, and a flat roof replacement is the sensible moment to do it — the assembly is open, and adding rigid insulation above deck improves both energy performance and drainage slope if the roof currently ponds.
