Where Composite Belongs on a Commercial Roof

Composite shingle is a pitched roof product, so on commercial work it goes where the roof has slope. That covers more buildings than people expect.

  • Multi-family and townhome blocks. Garden apartments, townhome rows and condo buildings are pitched, and composite is usually the specified product.
  • Small commercial with a pitched roof. Offices, clinics, churches and community buildings that read residential in form but are commercial in ownership.
  • Mixed roofs. Plenty of buildings are part pitched and part flat. We carry both, so the transition between composite and membrane is detailed by one contractor rather than two.

Where the roof is flat, composite is not the answer and we will say so. That is TPO, PVC or torch down, and those sit on our commercial roofing page.

A pitched re-roof over an occupied building puts crews at height above entrances, walkways and parked cars, so fall protection, tarping and a controlled drop zone go in before the first shingle moves, and the areas below stay usable while we work.

How We Re-Roof an Occupied Building

The roofing itself is the same standard we hold on any building. What changes on commercial and multi-family is everything around it.

Tear-off to the deck, and a full deck inspection. The only honest moment to find rot, and in this climate there is often some. On a multi-building property that inspection happens building by building, so the number moves with what is actually found rather than an allowance.

Detailing that decides the outcome. Underlayment appropriate to the slope, ice-and-water protection at eaves and valleys, and flashing at every penetration and wall transition. Wind damage on Northwest roofs almost always traces back to fastening shortcuts rather than the shingle, so we fasten to the manufacturer’s nailing schedule and the wind rating holds.

Algae-resistant granules as standard. The black streaking on Northwest roofs is algae. On a building an owner is holding for twenty years that is an appearance problem that keeps coming back, so it is worth specifying out at the start.

Building by building, with notice. Residents and tenants get written notice before their building starts. Parking, entries and walkways stay usable, and no roof is left open overnight.

Safe over occupied space. Tear-off over people’s homes needs fall protection, debris containment and daily housekeeping planned before the first shingle moves, not improvised on day one.

Safety is the part of this work we take most seriously, and on an occupied building it is not only our crews we are thinking about — it is the resident walking under the scaffolding to reach their own front door. Every crew lead is first aid and CPR certified. Every crew meets weekly on safety. A superintendent checks each site daily against a written list. And twice a year we invite L&I onto our jobsites to look for anything we have missed — most contractors would rather they did not come. What Drives the Cost of a Multi-Family Re-Roof

Two properties of the same roof area rarely price the same. What moves the number:

  • What the tear-off finds. Deck rot is only visible once the old roof is off, so an honest number follows inspection rather than a price list.
  • Pitch and access. Steeper roofs and tight sites change both labor and equipment.
  • Building count and phasing. A property released building by building costs differently from one continuous run.
  • Penetrations and transitions. Vents, skylights, chimneys and roof-to-wall detailing are where the labor sits, and where roofs fail.
  • Mixed roof types. Where pitched meets flat, the transition detail matters more than either field.
  • Occupancy. Working safely over occupied units, around parking and resident access, adds days to the calendar.
  • Permits and inspections. Multi-family work is permitted and inspected. We pull the permits and coordinate the inspections.

Commercial & Multi-Family Roofing Questions

Do you re-roof occupied apartment and condo buildings?

Yes, and most of the multi-family work we do is on occupied property. We work building by building, give written notice before each one starts, keep parking and entries usable, and never leave a roof open overnight.

What happens if you find rot in the deck?

Tear-off to the deck with a full inspection is the only honest moment to find it, and in this climate there is often some. What we find is documented and priced before it is repaired, rather than appearing as a surprise at the end.

Our property has both pitched and flat roofs. Can you do both?

Yes. We carry composite for the pitched sections and TPO, PVC or torch down for the flat. The point of using one contractor is that the transition between the two is detailed once, by people who own both sides of it.

Will the roof streak black like the old one?

That streaking is algae, and it is specific to our climate. Algae-resistant granules are worth specifying at the start on a building you intend to hold, because otherwise it is an appearance problem that keeps returning.

How long does a multi-building re-roof take?

It depends on building count, pitch, access and weather. You get a building by building schedule up front rather than a single end date, so residents and managers know when their building is affected.

Do you work through the winter?

Yes, we roof all year round. The difference is process rather than season. Precautions are set daily and adjusted hourly to the weather, and no roof is left open overnight.
