Can you phase around occupied units?
Yes — building-by-building phasing with notice to residents is how our multi-family work runs.
What about HOA color standards?
We work within approved palettes and can help you navigate the approval process.
How long does a commercial repaint last here?
Depends on substrate, exposure, and prep — which is why prep is where the budget belongs. We'll give you an honest cycle estimate for your building.
What warranty applies?

Do you prep failing paint or just recoat?
Prep is most of the job. Failing coating gets scraped or washed back to sound substrate, bare areas are spot-primed, and caulking is renewed at joints before anything topcoats. Recoating over failing paint just buys you a season.
What about lead paint on older buildings?
Buildings built before 1978 get treated as presumed lead unless testing says otherwise, using EPA RRP-compliant containment and cleanup. We will tell you upfront if a property falls into that category, because it affects both method and schedule.
