What We Paint
Multi-family buildings and HOA communities (phased by building, with resident notice), office and retail exteriors, and mixed-use properties. On fiber-cement, wood, and previously coated surfaces, the work starts with washing, failure-scraping, priming, and substrate-matched product — the prep is the paint job; the color coat just proves it.
Paints We Use
Safety is the part of this work we take most seriously. Every crew lead is first aid and CPR certified, every crew meets weekly on safety, and a superintendent checks each site daily against a written list. Twice a year we also invite L&I onto our job sites to look for anything we have missed.
That matters more here than in a dry climate. Around Puget Sound our crews work at height on wet scaffolding through a long gray season, and weather is a safety hazard as much as a scheduling problem.
Our safety program has been recognized nationally by the NAHB, and our record with L&I is clean — no safety inspections, no license violations, no claims against our bond. Painting With, or Without, Siding Work

Can you phase around occupied units?
Yes — building-by-building phasing with notice to residents is how our multi-family work runs.
What about HOA color standards?
We work within approved palettes and can help you navigate the approval process.
How long does a commercial repaint last here?
Depends on substrate, exposure, and prep — which is why prep is where the budget belongs. We'll give you an honest cycle estimate for your building.
What warranty applies?

Do you prep failing paint or just recoat?
Prep is most of the job. Failing coating gets scraped or washed back to sound substrate, bare areas are spot-primed, and caulking is renewed at joints before anything topcoats. Recoating over failing paint just buys you a season.
What about lead paint on older buildings?
Buildings built before 1978 get treated as presumed lead unless testing says otherwise, using EPA RRP-compliant containment and cleanup. We will tell you upfront if a property falls into that category, because it affects both method and schedule.
