Where Metal Earns Its Place on a Building
On commercial and multi-family work metal is specified for reasons that have little to do with looks. It is non-combustible, the finish carries a long warranty, and it asks almost nothing of a maintenance budget across a twenty year hold.
- Non-combustible assemblies. Where the code official or the insurer asks the question, metal answers it directly.
- Accent over a fiber cement field. The specification we install most often on Puget Sound buildings. Metal on entries, stair towers and feature elevations, fiber cement across the rest.
- Finish warranties that outlast the hold. On 24ga Cool Kynar PVDF, Nu-Ray warrants 50-year film integrity. No repaint cycle and no caulk-and-patch routine in between.
- Locally rolled, so matching is a conversation. Nu-Ray rolls in Puyallup, an hour down I-5, which means profiles, trims and color matches for a phased job are not a national lead time.
Where metal is not the right answer we will say so. A full metal field rarely prices well against fiber cement across a large elevation, and we would rather tell you that before the bid than after.
Re-siding a commercial or multi-family building means lifts, scaffolding and panel handling above walkways, parking and residents going about their day, so access routes, drop zones and daily cleanup are agreed with the property manager before the first panel comes off.

Panels and Finishes We Specify
Panels are specified against exposure and elevation, not picked from a default. What we install on commercial and multi-family buildings:
- Gauge and substrate. 24 and 26 gauge steel on G90 or AZ50 substrate, with aluminum and copper available to order.
- Finish systems. Five paint systems including D2 Kynar 500 PVDF and Natural Matte, chosen against exposure and appearance rather than one default.
- Aluminum plank. Where weight or corrosion drives the decision, FastPlank is the aluminum option.
- Concealed fastener where it shows. Feature elevations and entries detailed without a visible fastener line; exposed fastener profiles kept to service elevations where they belong.

How a Metal Re-Clad Runs
Metal is less forgiving than lap siding. Panels are cut to length, the layout is set before the first one goes up, and flashing has to be right the first time because a panel is not something you tweak afterwards.
Survey and layout. We measure the elevations and set the panel module before ordering, so joints land where they should rather than where the offcuts decide.
Test opening. On an existing building we open a small area before quoting rather than after. Sheathing, framing and window flashing are only visible once the cladding is off, and an honest number follows inspection rather than a price list.
Substrate and water resistive barrier. Rot and failed flashing are corrected and documented before any panel is hung. The WRB and the flashing details are what keep the wall dry, not the metal.
Elevation by elevation. Work is phased so access, parking and entries stay usable, and every opened wall is left weather-tight at the end of each day.
Safe installation around occupied buildings. Staging, fall protection and daily housekeeping are planned with the building occupied, because on multi-family work they always are.
Safety is the part of this work we take most seriously, and on an occupied building it is not only our crews we are thinking about — it is the resident walking under the scaffolding to reach their own front door. Every crew lead is first aid and CPR certified. Every crew meets weekly on safety. A superintendent checks each site daily against a written list. And twice a year we invite L&I onto our jobsites to look for anything we have missed — most contractors would rather they did not come. Commercial Re-Siding Questions
Is metal siding non-combustible?
Steel and aluminum panels are non-combustible, which is often the reason metal is specified on multi-family and mixed use buildings in the first place. Where your code official or insurer has a specific requirement, tell us early and we will spec to it.
Can residents stay in the building during the work?
Yes. Almost every multi-family re-clad we do is on an occupied property. We work one elevation at a time, give written notice before a building or elevation starts, keep entries and walkways open and safe, and leave every opened wall weather-tight at the end of each day.
Do you work through the winter?
Yes, we re-clad all year round. The difference is process rather than season. Precautions are set daily and adjusted hourly to the weather, and no wall is left open overnight.
Should the whole building be metal?
Usually not. The specification we install most often on Puget Sound buildings is metal on entries, stair towers and feature elevations over a fiber cement field across the rest. It gets the look and the durability where they are seen, without pricing a full metal field.
What happens if you find rot behind the old cladding?
We open a test area before quoting rather than after, so the number you get already reflects the building you actually have. Anything further found during tear-off is documented and priced before the work is done, not added quietly at the end.
How long does a multi-family metal re-clad take?
It depends on wall area, building count and weather. A single small building may run three to four weeks. A multi-building property is scheduled in phases across a season, and you get an elevation by elevation schedule up front rather than a single end date.
