Replacing siding on an occupied building is a different job from installing it on a new one. People are home. Cars are parked where the lift needs to go. Balconies are in use, and every wall we open has to be dry and closed before the weather turns.
Side-Pro has been re-siding apartments, condominiums and commercial properties across the Puget Sound and greater Seattle-Tacoma metro area since 1995. Our crews are Side-Pro employees, not subcontractors, so the same standard applies on the first building of a project and the last.
How We Work Around Residents
Safety on an Occupied Building
Safety is the part of this work we take most seriously, and on a building where people live, it’s not only our crews we’re thinking about. It’s the resident walking under the scaffolding to reach their own front door.
Every crew lead is first aid and CPR certified, every crew meets weekly on safety, and a superintendent checks each site daily against a written list. Twice a year we also invite L&I onto our jobsites to look for anything we have missed.
That matters more here than in a dry climate. Around Puget Sound our crews work at height on wet scaffolding through a long gray season, and weather is a safety hazard as much as a scheduling problem.

How a Re-Side Runs
Assessment. We start with the walls, not the product. Moisture readings, a look at flashing and penetrations, and a check of the sheathing behind any area that reads wet. On buildings from the 1980s and 1990s that usually means opening a test area.
Scope and phasing. You get a written scope, an elevation-by-elevation schedule, and a clear answer on what happens if we find rot. Multi-building properties are sequenced so parking and access stay usable throughout.
Tear-off and repair. Old cladding comes off one elevation at a time. Anything compromised behind it — sheathing, framing, failed flashing — gets documented with photographs and priced before it is covered again.
Weather barrier and flashing. A full water-resistive barrier goes on with the window and penetration flashing detailed to manufacturer specification. This is the part that decides whether the wall lasts, and the part most often shortcut.
Install and close-out. New cladding, trim and paint, then a walk-through with the owner or association before the final invoice.

What Drives the Cost of a Commercial Re-Side
Commercial and multi-family siding replacement is priced per square foot of wall, but the wall is only part of it. Four things move a bid more than the cladding choice does.
Every quote is written, itemized and free. We would rather spend an afternoon on a test opening than hand you a number that changes halfway through the job.

How much does a commercial siding replacement cost?
Cost is driven by wall area, building height, access, occupancy and what we find behind the old cladding. The largest single variable is condition of the sheathing and flashing, which is why we open a test area before quoting rather than after. Every estimate is written, itemized and free.
Can residents stay in the building during the work?
Yes, and keeping them safe is part of the job. Almost every multi-family re-side we do is on an occupied property. We work one elevation at a time, give written notice before a building or elevation starts, keep entries and walkways open and safe, and leave every opened wall weather-tight at the end of each day.
What happens if you find rot behind the siding?
We stop, photograph it, and price the repair before anything is covered. You see the condition of your own building and approve the additional work in writing. Nothing gets hidden behind new cladding.
How long does a multi-family re-side take?
It depends on wall area, building count and weather. A single small building may run three to four weeks; a multi-building property is scheduled in phases. We re-side all year round. In winter the difference is process, with weather precautions reviewed daily and hourly. Painting is the exception and goes on between March and October. You get an elevation-by-elevation schedule up front, not a single end date.
Do you work with HOAs and property managers?
Regularly. We can present scope and cost to a board, provide the documentation a reserve study or special assessment needs, and phase the work across budget years where that helps.
