Rot repair in Federal Way, then a full rebuild of the exterior. Side-Pro stripped this condominium community back to the sheathing, replaced the framing and sheathing that had rotted, fitted new Milgard windows, and re-sided and repainted in James Hardie.

Once the old cladding came off, the damage underneath set the scope. Rot repair on a building like this is rarely a one-wall problem — and cladding straight back over it would have hidden the failure for a few years and done nothing else.

Rot repair. Framing repair and exterior sheathing replacement where the existing structure had failed, carried out as the old cladding came off and the extent of the damage could be seen.

Windows. Milgard® replacement windows, set and flashed into the new weather barrier rather than into the old one.

James Hardie siding and trim. HardiePlank® lap siding, Rustic Hardie® trim, and Hardie® mounting blocks for lights, receptacles and utilities.

Weather-resistive barrier. HardieWrap® weather barrier with HardieWrap® seam tape, detailed into the openings rather than run past them.

Flashing. FortiFlash® window and door flashing, plus flexible and custom-formed flashing at the transitions.

Sealants. OSI® QUAD® exterior sealant at joints, penetrations and terminations.

Paint. Sherwin-Williams® exterior system over a pressure-washed substrate, applied in two coats.
