What Edmonds Does to Siding
Edmonds was built on cedar. George Brackett bought 140 acres of waterfront in 1876 and filed the townsite plat in 1884; the town incorporated in 1890 with Brackett as its first mayor. What paid for all of it were the waterfront shingle mills, cutting cedar shakes, and they ran until the last one closed in June 1951. The Bowl, Emerald Hills, Talbot Park, Westgate, Five Corners, Perrinville and Meadowdale grew up around that trade, and a great deal of the housing still wears cedar shake or shingle.
That history is the first thing we deal with here. Cedar is a good cladding and it lasts a long time, but at forty or fifty years in this climate it cups, splits at the nail line and holds moss on the lower courses. Once shakes have opened up, coating them seals moisture in rather than keeping it out. Our Murkin Townhomes project is a recent siding replacement in Edmonds.
The second thing is the water. Edmonds sits on Puget Sound with a ferry running to Kingston since 1923, and the walls facing the Sound take wind-driven rain and salt air together. On an exposed west elevation the cladding is rarely what fails first — the flashing at openings and the detailing at the bottom courses are.
Edmonds Siding Questions
Do I need a permit to replace siding in Edmonds?
It depends on the scope. Check with the City of Edmonds for what your specific project needs.
My cedar looks tired but not rotten. Can it be saved?
Sometimes. If the shakes are flat, sound at the nail line and only weathered, cleaning and finishing can buy years. Once they have cupped, split or opened at the butt, coating traps moisture against the wall instead of shedding it. An inspection will tell you which one you have.
Does the salt air off the Sound really affect siding?
Less on the cladding itself than on the fasteners and flashings behind it. Exposed west-facing walls above the water take the most wind-driven rain, so the bottom courses and the heads of openings are worth checking.
Do you work on condo and apartment buildings in Edmonds?
Yes. Murkin Townhomes here in Edmonds is a recent example.
