What Kenmore Does to Siding
Kenmore is one of the youngest cities in the state and one of the oldest settlements on the lake. John McMaster and Chris Kruse leased waterfront from Watson Squire in 1900 and opened a shingle mill the following year; McMaster named the place after Kenmore, Ontario, where he had come from. The mill ran until it burned in 1928, and when Lake Washington was lowered in 1917 for the Ship Canal the ground shifted underneath it badly enough to close it for two years of repairs. The city itself did not incorporate until 31 August 1998.
That gap matters. Much of the housing here was built decades before there was a City of Kenmore.
The ground is the other half of it. Kenmore sits where the Sammamish River runs into Lake Washington, and many lots are wooded. A wall that never gets full sun never fully dries, and water that gets behind the cladding has nowhere to go. That is how rot starts, and it is invisible from outside until someone takes the siding off. At Heron View Apartments, rot was found in the framing behind the old siding.

How do I know if there is rot behind my siding?
Usually you cannot, from outside. Soft spots, staining below windows, or trim that gives when you press it are worth investigating, but plenty of walls look fine and are not. An inspection is the way to find out.

Because it never dries. Sun and air movement are what pull moisture out of a wall assembly. On a wooded Kenmore lot the wall stays damp long after the rain stops, and anything that gets behind the cladding stays there.
