- Siding replacement. Full tear-off and re-side in James Hardie fiber cement, cedar, or metal. On Bellevue's mid-century split-levels this usually includes rebuilding flashing at the belly band and cantilever transitions, which is where these houses tend to leak.

What Bellevue Does to Siding
Bellevue covers a wider range of housing than anywhere else we work, and the siding problems divide along those lines.
East of I-405 — Lake Hills, Eastgate, Newport Hills, Factoria — is largely 1950s through 1970s ramblers and split-levels. Those houses carry a lot of transitions: a belly band between floors, a cantilevered upper story, panel siding meeting lap siding at a change of plane. Every transition is a joint, and joints are where water gets in. Most of the leaks we chase on this side of the city trace back to flashing at one of those spots rather than to the siding itself.
The hillside neighborhoods behave differently. Somerset, Cougar Mountain, and the upper stretches of Newport Hills sit higher and hold mature Douglas fir, which keeps north- and east-facing walls damp well into summer. A wall that never fully dries ages faster than the rest of the house. Up on the exposed ridgelines the opposite problem shows up: wind driving rain hard into one elevation while the other three look fine.
Closer to the water — Enatai, Meydenbauer, Newport Shores — west walls take wind-driven rain straight off Lake Washington, so those elevations and their window flashing get extra attention.
West Bellevue is its own case. Between teardowns and larger newer builds there is more architectural detail per house — deep overhangs, mixed cladding, panel systems — and detail is exactly where installation quality shows.
One thread runs through all of it. Homes built or re-sided in the late ’80s and early ’90s sometimes carry the hardboard siding of that era, which fails by absorbing moisture. If your boards are swelling at the joints or going soft along the bottom edge, that’s worth an inspection.
How We Work
Every project runs the same way. We tear off the old siding and inspect the sheathing underneath, because that’s the only honest moment to find rot. Then a weather-resistive barrier, flashing at every window, door, and transition, and siding installed to the manufacturer’s specification — that last part is what keeps the warranty valid. Sealing and caulking, paint if it’s in the scope, and a final walkthrough with you.
We side one face of the house at a time, so your home stays watertight for the whole project. Work hours are 8 to 5, Monday through Friday, and the crew cleans up daily — including running a rolling magnet through the yard for nails.

Bellevue Siding Questions
Do I need a permit to replace siding in Bellevue?
Generally, no. Bellevue exempts siding replacement from building permits, with the main exception being stucco and veneer applied more than four feet above the grade plane. Critical areas and shoreline properties can carry additional requirements, and we confirm your property's status before work starts. My north wall looks rough but the rest of the house seems fine. Do I need to re-side everything?
Not necessarily. On Bellevue's treed lots it's common for one shaded elevation to fail years ahead of the others. We inspect all four walls and tell you honestly whether this is a repair or a re-side — those are very different projects and very different numbers.
How do I know if my siding is the failing hardboard from the '80s and '90s?
Look at the bottom edges and the butt joints. Hardboard fails by absorbing moisture, so it swells at the joints, goes soft or spongy along the bottom edge, and often shows a fibrous, delaminating texture rather than clean cracking. If you can press a screwdriver into it, that answers the question.
Does Bellevue's tree cover really affect siding?
More than most people expect. Mature Douglas fir keeps north- and east-facing walls from drying out between rains, and that constant damp shortens the life of both the siding and the paint. It also affects access — tight, sloped, heavily treed lots change how we stage a project.
How long does a re-side take?
