What Bothell Does to Siding
Bothell’s boom years were the 1980s and ’90s — Canyon Park, North Creek, and the plats along the Bothell-Everett corridor — which puts a lot of the city’s housing squarely in the hardboard era. That OSB-based siding fails from moisture absorption, and the tells are swelling at board joints, soft bottom edges, and paint that won’t hold. If your home still wears its original siding from those years, an inspection before the wet season is cheap insurance. The older streets around downtown and Westhill carry a different, gentler problem: mature tree cover and slow-drying shade walls, plus original siding on homes now pushing eighty or a hundred years. Restoration judgment applies there — some walls save, some don’t, and we assess honestly.
How We Work
Tear-off and sheathing inspection — the critical step on hardboard-era homes — weather-resistive barrier, flashing at every opening and transition, siding to the manufacturer’s specification, sealing, paint if in scope, final walkthrough. One face at a time, watertight throughout, daily cleanup. Work hours 8 to 5, Monday through Friday.

Bothell Siding Questions
Do I need a permit to replace siding in Bothell?
Generally, no. Bothell exempts non-structural siding replacement from building permits — the exceptions are stucco, veneer, and exterior insulation systems (per the MyBuildingPermit jurisdictions' shared exemption). How do I know if my Canyon Park home has the failing hardboard?
Built or re-sided between roughly 1985 and 1996? Check for swelling where board ends meet and soft, wavy bottom edges. We'll identify it in a free inspection.
One wall looks bad but the rest of the house seems fine. Do I need to re-side everything?
Not always. It's common for one shaded or weather-facing elevation to fail years ahead of the others, and rebuilding that wall properly can be the whole job. We inspect all four walls and tell you honestly which situation you have — a repair and a full re-side are very different projects and very different numbers.
How long does a re-side take?
Most homes run two to four weeks, depending on size, height, how much flashing and trim detail the architecture needs, and what the tear-off reveals. We side one face at a time so the house stays watertight throughout, and you get a schedule at the estimate.
What warranty comes with the work?
Our own 5-Year Workmanship Warranty covers the labor, on top of whatever the manufacturer provides — James Hardie lap siding, for example, carries a 30-year non-prorated warranty that transfers if you sell the house.
We're on a wooded lot near North Creek — does that change anything?
It changes where we start. Heavy tree cover keeps north- and east-facing walls from drying between rains, and walls that never fully dry age faster than the rest of the house. It also affects staging and access. We plan the sequence around the shaded elevations rather than treating every wall the same.
