Why Choose Us

Why Federal Way Owners Choose Side-Pro

  • We know this housing stock. Federal Way is mostly 1960s to 1990s construction, which means original cedar and T1-11, hardboard-era replacements, and apartment communities of the same vintage. We have re-sided all three.
  • We look before we cover. Cladding comes off, sheathing gets inspected, and rot gets replaced. On a shaded Federal Way wall there is usually more behind the boards than in front of them.
  • Our own crews. Carpenters, painters and installers are Side-Pro employees, not subcontracted out. Same crew from tear-off to final coat.
  • James Hardie Elite Preferred. Installed to specification, including ColorPlus factory finishes.
  • Multi-family experience. We work occupied apartment and condominium buildings one at a time, with access and cleanup planned around residents.
  • Family-owned since 1995. Licensed, bonded and fully insured.

  • James Hardie installation to specification, including ColorPlus factory finishes.
  • Cedar siding in every grade, installed by our in-house carpenters.
  • Multi-family re-siding for apartment and condominium communities, worked one building at a time.
  • Windows flashed and integrated with the siding, and exterior painting by our own crew.

What Federal Way Does to Siding

Federal Way was built in a hurry, and the siding tells you when. I-5 opened through here in 1962 and the area filled in as a Seattle and Tacoma bedroom community through the ’60s and ’70s; Weyerhaeuser’s headquarters arrived in 1971 and anchored another wave. By the time the city incorporated in 1990 it already had 67,554 people. Twin Lakes, Mirror Lake, Steel Lake, Adelaide, Lakeland, Star Lake and Camelot are largely houses and apartment buildings from those decades — which puts a lot of the city on original cladding, or on a second generation installed in the hardboard era of the mid-’80s through mid-’90s.

Two things here are harder on siding than they are inland. The first is the tree cover. Federal Way kept its Douglas fir, and a wall that sits in shade all day never fully dries. Moss and algae on the lower courses, dark streaking under the eaves and boards that stay damp long after the rain stops are all the same problem: a wall that cannot dry between storms.

The second is the water. Dash Point and Redondo sit on the Sound, and the exposed west-facing walls above them take wind-driven rain and salt air together. On those elevations the flashing at openings and the detailing at the bottom courses matter more than the cladding does.

The Multi-Family Side

Federal Way has a large share of apartment and condominium communities, most of them built in the same decades as the houses and now facing the same decisions. We work on them one building at a time, with residents in place. See our multi-family work.

Recent Work in Federal Way

Westboro Condos is a Federal Way condominium community Side-Pro stripped back to the sheathing. The before photographs show exactly what the shade and the rain do over thirty years — moss on the lap siding, and framing and sheathing that had rotted behind it. Those were replaced, new Milgard windows went in, and the buildings were re-sided in James Hardie and repainted.

How We Work

Tear-off and sheathing inspection, weather barrier and flashing detailed into the openings, then cladding. We do not side over damage we have not looked at. Work hours are 8 to 5, Monday through Friday, with daily cleanup.

Federal Way Siding Questions

Do I need a permit to replace siding in Federal Way?

It depends on the scope. A like-for-like re-side often does not, but structural repair usually does. We confirm what your specific project needs with the City of Federal Way before we start, and we pull it.

Why does siding fail faster on the shaded side of the house?

Because it never dries. Federal Way kept a lot of its Douglas fir, and a north or tree-shaded wall stays damp between storms. That is where you see moss, dark streaking and soft bottom courses first — and it is usually the wall that needs opening up.

Can you work on an occupied apartment or condo building?

Yes. That is most of our multi-family work. We phase it building by building, keep access and parking usable, and clean up daily.

How do I know whether I have hardboard siding?

Hardboard swells at the board joints and goes soft along the bottom edge rather than splitting like cedar. Our guide to spotting failing siding walks through the signs, and an inspection is free either way.
