Why Choose Us

Why Redmond Homeowners Choose Side-Pro

  • We’ve made the hardboard-to-Hardie transition hundreds of times. Where the rot hides behind the belly band, how the old butt joints telegraph moisture into the sheathing, which Hardie profiles match the original reveals — those details come from repetition, not from learning on your house.
  • We know Redmond requires a permit. Unlike most neighboring cities, Redmond’s exemption list doesn’t cover siding replacement — a surprise to many contractors. We confirm and handle the permitting as part of the job.
  • Ten minutes from headquarters. Woodinville to Education Hill is one exit. Fast estimates, fast punch-list returns, warranty service that actually comes back.
  • A warranty we’re around to honor. Our own 5-Year Workmanship Warranty* on the labor, on top of manufacturer coverage — James Hardie lap siding carries a 30-year non-prorated warranty that transfers if you sell. *Restrictions and details apply.

Siding Services in Redmond

  • Siding replacement. Full tear-off of failing '80s–'90s hardboard, sheathing repair where moisture got through, and a re-side in James Hardie installed to specification — which is what keeps the warranty valid.
  • Siding inspection and repair. Not sure what's on your house or how bad it is? Swelling at the butt joints, soft bottom edges, and paint that won't hold are the tells. We'll inspect and tell you honestly whether you have years left or a problem in progress.
  • James Hardie installation. The full line — HardiePlank lap, HardiePanel, HardieShingle, trim, and soffit — including ColorPlus factory finishes, which simplify HOA color approval and skip the site-painting cycle.
  • Cedar siding. Some Redmond custom homes were built in cedar worth keeping. Our in-house carpenters restore and replace it in grades from A Clear to Select Knotty.
  • Exterior painting. Our own paint crew, one schedule with the siding work.
  • Windows. Replacement windows installed and flashed as part of the siding work, so the wall performs as one system.

What Redmond Does to Siding

Most Puget Sound cities have some hardboard-era housing. Redmond is made of it. The OSB-based hardboard siding of the mid-’80s through mid-’90s — most famously LP Inner-Seal, the subject of a $275 million class-action settlement in the 1990s — fails by absorbing moisture, and it fails from the inside. By the time the boards are visibly swelling at the joints or going soft along the bottom edge, the sheathing behind them has usually been wet for a while. If your Redmond home still wears its original siding from those years, the question isn’t whether to have it inspected. It’s when.

The trees make it worse. Thirty-year-old landscaping is now full-height forest across much of Redmond, and north walls under that canopy never fully dry out. Shade-side walls rot quietly, years ahead of the sunny sides — we inspect them hardest.

And the newer parts of town are aging into their own turn. Redmond Ridge and Trilogy construction is now twenty-plus years old — young enough that siding trouble surprises owners, old enough for it to be real — and every exterior change out there runs through community design review, which shapes material and color choices before the first board comes off.

How We Work

Every project runs the same way, with one Redmond-specific emphasis: the tear-off inspection matters most here, because on hardboard homes the real damage is behind the boards. We open the wall, inspect and repair the sheathing, then install a weather-resistive barrier, flashing at every opening and transition, and siding to the manufacturer’s specification. Sealing, paint if it’s in scope, and a final walkthrough with you.

We side one face of the house at a time, so your home stays watertight for the entire project. Work hours are 8 to 5, Monday through Friday, with daily cleanup — including a rolling magnet through the yard for nails.

What Affects the Cost

On hardboard-era homes, the honest variable is hidden damage: how much sheathing repair the tear-off reveals. Beyond that — home size and stories, material and finish choice (ColorPlus versus site-painted), HOA requirements, and tree access. We don’t quote from a formula. We walk the house and give you a real number, free, with no pressure attached.

Redmond Siding Questions

Do I need a permit to replace siding in Redmond?

Usually, yes. Unlike Seattle and most neighboring Eastside cities, Redmond's permit-exemption list (RMC 15.08.060) covers roofing, window replacement, and painting — but not siding — so a building permit is typically required for a re-side. We confirm the requirements for your project with the City and handle the permitting. You can confirm current requirements in the City of Redmond's residential permit information.

How do I know if my home has LP Inner-Seal or other failing hardboard?

Homes built or re-sided roughly 1985–1996 are the candidates. Look for swelling where board ends meet, wavy or soft bottom edges, and dark staining where boards meet trim. We can identify it in a free inspection. (The class-action claims window closed decades ago — replacement is the remedy now.)

My HOA has design review — can you work with that?

Yes. We work within approved material and color standards, ColorPlus factory finishes often simplify approval, and we can help you navigate the review process.

Can you match my neighborhood's look?

Almost always. Hardie's lap profiles and the ColorPlus palette cover the great majority of Eastside community standards.

How long does a re-side take?

Around two weeks of installation for a typical home, plus about a week if painting is included. Scheduling generally runs four to eight weeks from signing. The house stays watertight throughout.

What warranty comes with the work?

Our 5-Year Workmanship Warranty* on the labor, plus manufacturer coverage — Hardie lap carries a 30-year non-prorated warranty that transfers to a new owner. *Restrictions and details apply.
